If you're in real estate, construction, or the built environment in Luxembourg, this one's for you.
Luxembourg's office market just halved. Take-up fell to 51,789 m² in H1 2026, down 50%. The average deal shrank to 602 m², against more than 1,000 m² over the previous five years.
At the same time, Luxembourg is one of Europe's AI frontrunners: 23% of firms already used AI in 2024, against 16% in Germany and 10% in France.
Coincidence? Companies are hiring differently, working differently, and rethinking how much space they need. Yet vacancy is only 3.6%, against about 9.5% across Europe. Prime rents still top €50/m² a month on Boulevard Royal.
So is AI shrinking the office, or reshaping it?
