Portugal now has the fastest-rising house prices in the European Union: +16.5% year on year in Q2 2026, against +4.7% for the EU. The median price of homes sold hit a record €2,337/m², and €5,292/m² in Lisbon. New rents are up 9.1%, at €17.42/m² in Lisbon. Meanwhile, the number of homes sold is falling.
When teachers, nurses and young engineers can't afford to live where they work, housing stops being just a market. It becomes infrastructure, as critical to the economy as roads, energy or water.
