Belgium handled about 408 million parcels in 2024, six times more than in 2010. Every one of them needs a last stop close to the customer. But in Brussels, that space is running out: prime logistics rents have reached €80/m² a year, the highest in Belgium, driven by a "shortage of urban and last-mile space" (CBRE). Vacancy on the Brussels–Antwerp axis is just 3.8%.
And the rules are tightening. Since July 2026, the Brussels Low Emission Zone fines Euro 5 diesels €350. Euro 6 diesels follow in 2028.
